Kissimmee City Commission Rezones Main Street and Nixes Schools in the Process

It was shared last week that the Kissimmee City Commission recently voted to rezone the north end of Main Street in hopes of revitalizing the area. The biggest change that came out of this rezoning issue was the fact that no new schools would be allowed into the vicinity. 

Two existing schools, Freedomland Christian Acadamy and Mavericks High School, were grandfathered in but the Commission axed a measure that would have allowed them to expand their facilities in the future.

What does this mean when it comes to commercial real estate in Osceola County? 

By nixing any future schools as becoming neighbors on the North Main Street corridor, the Commission is allowing for the area to be used for highest and best use as a true business community. Having schools in this area may not necessarily have a negative affect but they certainly don't fit the overall economic plans and needs when it comes to growing businesses. 

A Commissioner who was interviewed by the Osceola News Gazette said, “We’re trying to bring in retail businesses, professional offices and create more of that walking traffic that the schools just don't lend themselves to.” 

Along with prohibiting any more schools in the area, convenience stores, second-hand shops (excluding consignment stores) and automotive businesses have also been included in the new ordanance. The City Commissioners have hopes of turning this area into a true "downtown" and this is just one step towards doing that.

For those of you who might be looking to move into office space in Downtown Kissimmee, this is a good thing. You can rest easy knowing that the other businesses around you will be there with the same goals in mind when it comes to being in the midst of a business community.
